“Urban planning” competence acquired by the Communauté de communes des Coteaux et Landes de Gascogne
Impact on existing planning documents
The communauté de communes Coteaux et Landes de Gascogne became competent by Arrêté Préfectoral of December 18, 2014 for the preparation of urban planning documents. From now on, it will be responsible for managing the 15 existing urban planning documents (PLU, Municipal Zoning Maps (Cartes Communales)) on the territory
To date,
– 8 communes have a PLU (Local Urban Plan): Beauziac, Boussès, Casteljaloux, Durance, Fargues-sur-Ourbise, Ruffiac, Pindères and Pompogne.
– 7 communes have a Municipal Zoning Map (Carte Communale): Anzex, Bouglon, Caubeyres, La Réunion, Poussignac, Sainte-Marthe and Villefranche du Queyran.
There are two possible scenarios:
1) Completion of urban planning procedures initiated prior to the transfer of powers :
The PLUs of the communes of Pindères and Beauziac, prescribed before the communauté de communes took on this responsibility, fall into this category.
2) The implementation of town planning procedures subsequent to this assumption of responsibility:
At the request of the communes, the communauté de communes can modify or revise their respective urban planning documents. In this way, the communes of Durance and Casteljaloux have been able to adapt their PLU to enable the realization of a project of general interest, or to rectify material errors.
